Things in Spain are a bit different than i.e. in other countries, and terms are quicker as you possible experienced when buying.

The normal is to do a deposit contract for one or two months maximum and go for completion on those times. We have been stablished in the area for more than 15 years and the quality of our servise is described as maximum level and hope that we can help you the same,

 These are the documents that we will normally need:

+ TITLE DEEDS OF THE HOUSE.
+ COUNCIL TAX
+ NOTA SIMPLE FROM THE LAND REGISTRY (We can get an update so don't worry if you don't have any ).
+ UTILITY BILLS AND COMMUNITY BILLS and details of the administrators.
+ The house would require an EPC CERTIFICATE AND A SECOND HABITATION CERTIFICATE. Parts that are not registered but older than ten years might be able to be registered and a CERTIFICATE OF ANTIQUITY would be needed to solve that too. We have got an architecth that works with us if you need him.

+ There is a NON RESIDENT RETENTION TAX done at the moment of the purchase by the buyers to the sellers to pay it into the spanish tax agency. It's 3% of the selling price and we can help you with the reimbursment tax or paying the  CAPITAL GAINS TAX (19%) instead, In the case you have the right for the reimbursment there must be no debts with the tax agency and last four years non resident taxes must be paid. We are fiscal specialist so can help you in all this too. 

+ The house must pay PLUSVALÍA TAX  if you made a gain on the selling. Send us the council tax with the details of the values of the house and land and we would calculate it for you.

+  We would need copies of your passports and NIE. A POWER OF ATTORNEY can be done in Spain (the easiest) or in your own country, in this case you would have a public notary nearby where you live and you would have to put us in contact so that i send them the contracts and the instructions.

+ The day of completion KEYS have to be given to buyers.
